Privacy Policy

This Privacy Policy explains how Evan Uh (REN 76995, PropNex Malaysia) ("we," "us," or "our"), an appointed real estate negotiator marketing Emerald 9, collects, uses, and protects your personal data when you visit this website, in accordance with Malaysia's Personal Data Protection Act 2010 (PDPA).

1. Information We Collect

We collect only the information you choose to give us through the enquiry form on this site: your name, phone number,email address, and any message you write. All four are submitted only when you complete the form and tick the consent box.

We do not ask for, and you should not send us, sensitive personal data as defined by the PDPA — such as identity card numbers, income documents, bank details, or health information. If a booking proceeds, any such documents are handled separately through GuocoLand Malaysia Berhad and the appointed solicitors under their own privacy terms, not through this website.

Separately, we collect anonymous usage data — pages viewed, approximate location, device and browser type, and how you arrived at the site — through Google Analytics. See section 3 for detail and how to opt out. Our web host also records standard server logs (including IP addresses and pages requested) for security and troubleshooting. Neither is used to identify individual visitors.

2. How We Use Your Information

We use the details you submit only to:

• reply to your enquiry about Emerald 9;
• send you pricing, unit availability, floor plans, and current package details;
• follow up by phone, WhatsApp, or email about that enquiry; and
• arrange a viewing or appointment if you ask for one.

We do not sell your data, rent it, or add you to unrelated marketing lists. If you tell us to stop contacting you, we will stop.

3. Cookies & Analytics

This website uses Google Analytics to understand how visitors find and use the site — for example which pages are viewed, how long visitors stay, and which advertisement or search brought them here. Google Analytics sets cookies in your browser and collects your IP address, device and browser type, and the pages you visit. We use this only in aggregate to improve the site; we do not use it to identify you personally, and it is not linked to the details you submit through the enquiry form.

We may also use Google Ads conversion tracking to measure how many enquiries result from our advertising. This records that an enquiry was submitted; it does not send Google the contents of your enquiry.

The video tour section embeds videos hosted on YouTube. Nothing is requested from YouTube until you click play — the preview images are served from this website, so simply viewing the page sends nothing to Google. If you do play a video, it loads from youtube-nocookie.com, which does not set tracking cookies for advertising, though YouTube still records the view.

This data is processed by Google, which may store it on servers outside Malaysia. Google's own handling of it is governed by the Google Privacy Policy.

You can opt out at any time. Block or delete cookies through your browser settings, or install Google's official Analytics Opt-out Browser Add-on. Opting out does not affect your ability to use this site or to submit an enquiry.

4. Data Sharing

Your enquiry details are seen by:

• Evan Uh — the negotiator who receives and answers your enquiry.
• GuocoLand Malaysia Berhad — only if you decide to proceed with a booking or ask us to register your interest in a specific unit, as the developer requires buyer details to process a booking. We do not pass your details to the developer merely for making an enquiry.
• Service providers who operate this site on our behalf — our web host (Hostinger) and our email delivery provider (Resend), which transmits the enquiry to our inbox. These providers process data only to deliver their service and may store it on servers outside Malaysia. By submitting the form you consent to that transfer.

We may also disclose data where required by law, a court order, or a regulator such as the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP).

5. Data Retention

We keep enquiry details for up to 24 months from your last contact with us, since property decisions often take months and buyers frequently return to an earlier enquiry. After that, records are deleted from our inbox and from any contact list they were added to. If a transaction completes, related records are kept for the longer period required by Malaysian tax and real estate agency regulations. You can ask us to delete your details sooner at any time.

6. Your Rights Under the PDPA

You have the right to access the personal data we hold about you, correct anything inaccurate, withdraw your consent, and ask us to stop processing or delete your data.

To exercise any of these rights, email contact@emerald9.my with the subject line "PDPA Request" and tell us which right you wish to exercise. Use the same email address and phone number you originally gave us, so we can match your request to your record. We will respond within 21 days, as required by the PDPA. There is no charge for a request to correct or delete your data.

Withdrawing consent will not affect anything done before you withdrew it, and may mean we can no longer answer an open enquiry.
